Matthew
Schwab – Managing Director
In his career, Mr. Schwab has acquired over $600 million of
real estate assets and is a founding
member of Karlin Real Estate. Before joining Karlin, Mr.
Schwab was a Principal of Hackman
Capital Partners (“HCP”), where he was responsible for the
sourcing, underwriting, and
execution of the firm’s distressed investments vehicle. In
2007, Mr. Schwab led a team that
acquired a thirty-one property portfolio of industrial
assets located across the United States. He
also structured multiple transactions with middle-market
manufacturing and distribution firms
that allowed companies to restructure the debt on their
balance sheet and enhance their overall
liquidity. Also while at Hackman Capital, Mr. Schwab was
instrumental in building a network of
restructuring, turnaround, finance and bankruptcy
professionals, which has enabled the firm to
build proprietary deal flow throughout the country. Prior to
HCP, Mr. Schwab worked for the
Los Angeles-based turnaround firm Kibel Green, Inc. where he
provided clients in highly
distressed situations with liquidity solutions through
structured transactions. From 1999 to
2001, Mr. Schwab worked for the crisis management firm,
Development Specialists, Inc. While
at DSI, Mr. Schwab managed some of their most complex
restructuring and insolvency
proceedings throughout the country. He performed numerous
functions, ranging from
managing the operations of a multi-million dollar consumer
cosmetic company to the
preparation of liquidation valuations and asset sales.
Mr. Schwab is currently on the Board of Advisors for the
Price Center for Entrepreneurial Studies
at the Anderson School of Business at UCLA. He also sits on
the board of the Association for
Corporate Growth and is a member of the American Bankruptcy
Institute and the Turnaround
Manager’s Association.
Mr. Schwab has his MBA from the Anderson School at UCLA and
a B.S. from the University of
California, Santa Barbara and is a licensed California Real
Estate Broker.
Tracy McGregor – CFO/Head of Asset Management
Tracy McGregor is Director of Finance for Karlin Asset
Management Inc. At Karlin, she has
applied her expertise in partnership accounting and
structuring to manage the formation of the
Karlin investment entities, and interfaces with numerous
financial institutions to coordinate the
investment flow of the firm’s assets. Prior to Karlin, Ms.
McGregor was a Director of Financial
Analysis at Alschuler Grossman Stein & Kahan LLC (AGSK), a
Los Angeles based law firm with
approximately 200 partners and employees, where she was
principally responsible for
overseeing the budgeting and forecasting functions for the
firm. Before joining AGSK in 2002,
Ms. McGregor was a manager at Arthur Andersen LLC for nine
years, where she worked in the
tax department and later as Controller of the Business
Consulting division for the West Coast
Region of the United States. While at Arthur Andersen, Ms.
McGregor participated in the audit
and tax preparation work for a variety of partnerships and
real estate investment trusts
including Douglas Emmett & Company, Public Storage, and
Health Care Property Investors.
Ms. McGregor holds a B.S. in Accounting from the University
of Southern California and is a
Certified Public Accountant.
